Multi-family residential building in Cala Mayor
Typology: Vivienda plurifamiliar
Location: Palma, Mallorca
Architect: Jaime Salvá
Project Date: 2017
Built-up Area: 1.000 m² + basement
Son Vent is a residential building comprising six homes, located in Cala Major, Palma. The project was born from the initiative of four professionals in the construction and real estate sector (Jaime Salvá, a builder, an engineer, and a technical architect), who founded Palma Urban Developments S.L. to undertake their first residential development together.
The starting point was the garden of a single-family home. The team's vision enabled them to identify an opportunity to subdivide part of the existing property and create a new buildable plot in a well-established residential area. Achieving this required a preliminary process of land subdivision, plot reconfiguration, and partial demolition.
The plot
The new plot was characterized by a steep slope and a significant difference in elevation from street level. Its location in Cala Major, a neighbourhood that slopes down towards the sea and combines high building density with open views of the Mediterranean, played a key role in shaping the project.
The building is positioned perpendicular to the street and the contour lines, adapting to the geometry of the buildable area and the required planning setbacks.
The apartments
The building comprises three above-ground floors, with two apartments per floor, and two basement levels. Each of the six apartments has an approximate floor area of 75 m² and two bedrooms.
All apartments face south, towards the sea. The main openings are concentrated on this façade, while those facing neighbouring buildings are reduced in size to provide greater privacy.
The terraces
The apartments have an interior floor area of approximately 75 m², making the terraces an essential part of the living space. They were designed as an extension of the interior, at the same floor level and using the same flooring material, with continuous joints to reinforce the connection between indoor and outdoor spaces.
Large sliding glass doors allow the living area to open up completely, seamlessly connecting the living room, dining area, and terrace. The ground-floor apartments feature larger terraces connected to the garden, while the upper-floor apartments have access to private rooftop terraces with swimming pools.
Privacy and Orientation
The terraces feature sliding louvers that residents can adjust according to the sun’s position or their desired level of privacy at any given time.
Materials
A restrained palette of off-white, wood, and anthracite-coloured metal elements defines the architecture of Son Vent.
The landscaping features low-maintenance Mediterranean plant species, selected to provide privacy from neighbouring properties without obstructing the views.
The building
Much of Son Vent’s complexity lies hidden below ground level. The steeply sloping site required the construction of two basement levels accommodating parking, building services, and ancillary spaces, one of which is currently used as a gym.
