A Concrete House in the Mediterranean
Typology: Single-family house
Location: Santa Ponça, Calvià
Architect: Jaime Salvá
Project Date: 2020
Plot Area: 1.162 m²
Built-up Area: 406 m²
The project originates from the decision to use exposed concrete as the primary material. At ENVY, this choice becomes the starting point that defines the entire house.
Located in Santa Ponça, the house is positioned to take full advantage of its south-facing orientation and its relationship with the outdoors, within a residential setting in the southwest of Mallorca. Its placement on the plot allows the house to open up to the views, organizing the spaces around the garden and the swimming pool.
Starting Point
Working with exposed concrete in residential architecture requires a high level of precision from the outset, as the structure itself becomes the final finish. It is an uncommon material in this type of project.
Our studio had long wanted to develop a house built entirely in exposed concrete, and this became possible thanks to the trust of Patrick Hansmeier, from Sophisticated Projects, who embraced its complexity from the very beginning.
The strong alignment between the developer and the team made it possible to approve the proposal with virtually no changes, reducing both design and construction timelines. The building was completed in less than a year. The project received the Hormort Award for Innovation in 2024
Site layout
The house is organized around an L-shaped geometry, which allows it to open up to the views while at the same time creating a more enclosed and protected outdoor space.
The siting responds both to orientation and to the need to control privacy with respect to the neighboring plots.
Layout
The ground floor is conceived as an open-plan space, where the living room, dining area, and kitchen connect directly with the outdoors. This continuity lightens the overall perception of the house and encourages a more natural way of living.
The layout is resolved in a clear and efficient manner, avoiding unnecessary circulation and allowing for a direct relationship between the different rooms and the garden.
Interior and exterior
The relationship with the outdoors is shaped through the opening of the ground floor towards the swimming pool. Sliding enclosures allow the space to adapt to different conditions, expanding or enclosing the house depending on the time of day or the season.
The dining area and the outdoor kitchen are integrated within this same logic, allowing activity to extend outside without breaking the continuity of the whole.
Materials
Exposed concrete defines the identity of the project, serving both as structure and finish. Its execution requires precise control of the process, as every decision is reflected in the final result.
To balance its presence, timber slats and warm elements are introduced, creating contrast and bringing a more domestic scale. Neutral tones and natural materials help to soften the overall composition and reinforce its relationship with the surroundings.
Interior
The interior design was developed in collaboration with interior designer Marga Comas. Materials, furniture, and artwork are integrated without competing with the architecture, reinforcing a contemporary Mediterranean aesthetic based on simplicity and durability.
The selection of pieces and finishes complements the project’s materiality, adding warmth without altering its character.
The House
ENVY is a house where the material defines the project. Concrete is used as both a constructive and expressive base. The result is a home that balances weight and lightness, technique and comfort, where construction precision and the way of living are resolved in a coherent manner.
